How to Use a YouTube Video to Sell Your Home

When it comes to selling your home in the 21st century, one of your most valuable resources is undoubtedly the video sharing and streaming website YouTube. In years past, the process of selling a home was actually incredibly formalized. You would hire a real estate agent or some other type of professional to prepare the home, detail what needs to be done and do all of the marketing themselves. Prospective buyers would need to make an appointment to stop by and see the home in person if they had any questions. Nowadays, you can save yourself a great deal of money with a free YouTube account and a high definition digital camera purchased for a few hundred dollars. If you have a smart phone with a built-in video camera, you can shoot everything you need right from the device and upload it to the Internet in just a couple of minutes.

Do a Walkthrough

Sell Your HomeThe YouTube video that you use to sell your home should closely resemble the experience a person would get if they actually visited in person. Start on the outside of the house and walk around the entire perimeter. Move inside and slowly walk through each room. Make sure you pause and rotate the camera to give prospective buyers a clear view of the environment. Pan back and forth. Be sure to walk from one end of the room to the other, which will help give buyers a different sense of prospective as they watch the video. Your goal is to give buyers the complete experience and allow them to see every last inch of your home, all from the comfort of theirs.

Close-ups

Close-up shots are going to be very influential when it comes to the success of your video. If there are any valuable components in your home like a furnished basement, for example, make sure that you spend a great deal of time in those locations. If you are selling the home as is, with a large item like a grand piano, make sure the video you shoot includes extensive footage of that object. If your home has a pool in the backyard, make sure you get a great deal of close-ups of not just the pool but the area around it.

Once you get your video on YouTube, you can use services like YTD to download it back to your computer should the need ever arise to watch it while offline.

Talking and Narration

As you record your video, you should always be talking over your shots as if the person were in the room with you. Remember that what might seem obvious to you might not be obvious to a viewer at home. Describe all of the things that you’re shooting. For instance, when you get to the master bedroom, describe all of its qualities the same way you would if the person were standing next to you on a tour. The end result should be a video that allows the viewer to feel like they were really there with you while it was being recorded.
