Plus the fewer items you have the easier it will be to move.

Stage for a Quick Sale
Selling your home quickly is going to be much easier if it is properly staged. At the very least, you need to remove most of your personal possessions and deep clean the home. A fresh coat of paint on the walls is a major factor in making your home appear cleaner and cheerier if you have enough time, although it isn’t always necessary, it will usually help. And if you do it yourself it isn’t that expensive and can probably be done in a couple of weekends. You might think that buying cheaper paint is a good idea since you are selling anyway. But buying more expensive paint might actually be cheaper in the long run. If you need two coats of cheap paint and it splatters more so it requires more clean-up and touch-up you could be being “penny wise and pound foolish.” Also if you have any strange I mean “unique” colors, you should consider going to more neutral colors to appeal to a wider market.
A couple of other cheap upgrades include adding cabinet hardware, replacing outlet and switch covers, and replacing doorknobs. All these things might only cost a couple of hundred dollars but will make your house look much ‘fresher”.
Light it Up
You need lots of light to sell a home. It makes your home look bigger and much more inviting. Buy some bigger wattage lightbulbs for your fixtures for just a few dollars. You can also pick up torchiere lights for under $30 to light up those dark corners.
Hire a Professional Photographer
Listings with good photos get more prospective buyers. Listings with more photos do better than those with less. So get lots of good pictures (35 or more!) in order to attract more potential buyers.
Hire a Real Estate Agent
Hiring a real estate agent can be incredibly beneficial, but it is important to realize that those professionals don’t always act quickly. After contacting an agent, your home might not be listed for a few weeks, and that means you won’t start receiving offers for at least a month or two. Luckily, many agents have motivated buyers who are ready to make fair offers on decent listings.
Make a Cash Sale
“Can I sell my house for cash?” is probably one of the first questions that you asked yourself. Before you contact a real estate agent you should contact a couple of the “We buy houses” guys. One of those companies might be able to give you a lump sum within a few weeks, and you won’t have to worry about going through the complicated process of countering offers or staging your home every weekend. And if you haven’t listed it yet you might actually net the same amount since you won’t be paying a commission.
